A. Call to Order: B. Discussion of DRAFT May Planning Commission Agenda Items: OLD BUSINESS: 1. STN 08-03 YMCA Street Name: Proposal to name a new access road to the new Claire Chapin Epps YMCA facility as “Claire Chapin Epps Dr.” 2. PRE-SUB 08-07 Marina Parkway Subdivision: Proposal by Myrtle Beach Farms Company to subdivide 488 acres into two parcels – for the extension of Marina Parkway (15,000 linear feet) and the remainder parcel. 3. TEXT 08-04 Centre Pointe PUD Amendment: Proposal by Aylon, LLC, Myrtle Beach Property Development LLC, and Myrtle Beach Property Development II, LLC to amend the Centre Pointe PUD. Proposal includes adding a signage package and updating plans for the MU-2 parcel. (Remanded from City Council.) NEW BUSINESS: 1. TEXT 08-08/Z 08-05 21st Avenue North PUD Amendment: Proposal by Beach Bums of SC, LLC; Bert Anderson; and James & Dorothy Anderson to amend the 21st Avenue North PUD. Proposal includes adding four (4) new parcels to the PUD (TMS #s 181-03-33-005/006/007/008) and expanding the Vue restaurant. 2. TEXT 08-09 Market Common Toffino’s Amendment: Proposal by Phil Pecora (Tych & Walker, agents) to amend the Market Common Master Plan to include 1.33 acres at the intersection of Johnson Ave and Farrow Parkway (TMS #186-27-01-190). Proposal includes designs for seven (7) townhomes, 3200 sq ft of retail/office space, 2300 sq ft of retail, 5000 sq ft of bakery with residential above, 62 parking spaces, and a large plaza. 3. Z 08-03 Spivey Rezoning: Proposal by the Spivey Company LLC to rezone 2.9 acres between 9th and 10th Avenues South (TMS # 181-00-01-041) from RM-8 (Single Family/Multifamily Residential) to MH-3 (Manufactured Home/Single Family). 4. Z 08-04 Mansouri Rezoning: Proposal by Werner Mansouri to rezone 1.44 acres between 10th and 11th Avenues South (TMS #s 181-13-21-044/045/046/103) from RM-8 (Single Family/Multifamily Residential) to MH-3 (Manufactured Home/Single Family). 5. ANEX 08-05 Grier Annexation: Proposal by Joseph Grier and Robin Grier to annex 1950 Mr Joe White Ave (TMS # 173-00-03-211) and rezone from Horry County HC (Highway Commercial) to City of Myrtle Beach C-3 (General Commercial). (Restrictive Covenant Annexation) 6. ANEX 08-06 Baywood Annexation: Proposal by Baywood Associates LLC (Charles Flynn, Agent) to annex 1304 Professional Drive (TMS # 173-08-04-012) and rezone from Horry County OPI (Office/ Professional/Institutional) to City of Myrtle Beach AC-2 (Accommodations/Commercial). (Restrictive Covenant Annexation) 7. ANEX 08-07 TLF Myrtle Beach Properties Annexation: Proposal by TLF Myrtle Beach Properties, LLC (Jackson Thomas, agent) to annex 1314 Professional Drive (TMS # 173-08-04-010) and rezone from Horry County OPI (Office/ Professional/Institutional) to City of Myrtle Beach AC-2 (Accommodations/Commercial). (Restrictive Covenant Annexation) 8. ANEX 08-08 Strand Investment Group Annexation: Proposal by Strand Investment Group LLC (DDC Engineers, agents) to annex 1298 Professional Drive (TMS # 173-08-04-012) and rezone from Horry County OPI (Office/ Professional/Institutional) to City of Myrtle Beach AC-2 (Accommodations/Commercial). (Restrictive Covenant Annexation) 9. STN 08-05 Oak Forest Drive Street Name: Proposal by the City of Myrtle Beach to rename an extension of Oak Forest Lane from “Forest Drive” to “Oak Forest Lane.” 10. PRE-FIN 08-08 Weaver Subdivision: Proposal by John J. Weaver III to subdivide 0.28 acres at the corner of Broadway & N Oak St (TMS # 181-07-13-001) into five (5) lots ranging from 1,967 sq ft to 2,922 sq ft. 11. PRE-FIN 08-09 Lakeshore Village Phase 2 Subdivision: Proposal by Myrtle Beach Farms Company to subdivide 63.52 acres (TMS #s 173-00-04-090/113/114) into 14 lots raining from 48,244 sq ft to 1,446,701 sq ft. Subdivision includes two public streets (extension of Oleander Drive and 33rd Avenue North). 12. PRE-FIN 08-10 St James Re-Subdivision: Proposal by St James Square Inc to re-subdivide 0.42 acres off Grissom Parkway and 38th Avenue North (TMS #s 173-00-02-016 through 034). 13. PRE-FIN 08-11 Pine Island Point Subdivision: Proposal by Pine Island Point LLC to subdivide 34.12 acres at the intersection of Pine Island Rd and Seaboard Street (TMS # 180-00-02-010; 180-00-02-181) into two lots; one being 1.25 acres, and the remainder being 32.34 acres.
