Blue Box  Myrtle Beach residents with property in the floodplain are eligible for a 25 percent reduction on their flood insurance premiums, thanks to the city’s Class 5 ISO rating for flood insurance.  Residents outside the floodplain are eligible for a 10 percent savings on flood insurance.  Myrtle Beach received the Class 5 rating from the Insurance Services Organization in early 2003.  Only 50 communities in the nation have a Class 5 rating, and just six have a rating better than Class 5.

This page lists basic development information for commercial projects, residential projects of two or more units, and all oceanfront residential projects.  You may wish to visit our Guide to Starting or Relocating Businesses for specific information about starting, relocating or expanding a business in the City of Myrtle Beach.  Contact the Business License Office at 843-918-1200 for additional information.  Construction Services and Business License personnel are in the City Services Building, 921 North Oak Street. All commercial projects, residential projects of two or more units and oceanfront residential projects, both new construction and any alterations that change the exterior appearance, must receive approval from the Community Appearance Board (CAB) before a permit can be issued. Two reviews by the CAB, conceptual and final, are required; however, the applicant has the option of simultaneously presenting a project for conceptual/final review.


The CAB meets on the first and third Thursday of each month. To be included on the agenda for a meeting, the applicant must submit all required documents to the plans expeditor no later than 3:00 p.m. on the deadline date.  (See the CAB schedule for submittal deadlines and meeting dates.)  The plans expeditor will process the plans through all required departmental reviews, as well as any supplemental revisions.  Contact the plans expeditor, a single contact point for applicants after plans are reviewed, at 843-918-1165.  Incomplete or partial submissions will not be accepted.
